FAQ

1)  DO YOU ACCEPT METRO? Sorry but we are NOT currently accepting Metro on any properties.

2) Do you accept Boost? Yes but we do NOT accept it for the initial deposit or first month’s rent.

3) Do you allow pets? It depends on the property. Please ask our property manager about the home
you are interested in. However, absolutely NO PITBULLS, PITBULL Mixes or AMERICAN BULLDOGS.

4) How often do you update the website listings?  We update the website immediately after we have a new listing, rent a property or take a deposit on a property 7 days a week.

5) Do you offer a senior discount?  YES! if you are 55 or over we will give you a $25.00 per month discount on any property!!!

6) What is the process to rent one of your homes?

A. Check out our website for a complete listing of our available properties.

B. Then we ask that you drive past the home you are interested in.

C. After that please fill out the application in the menu bar.

D. We will then contact you to view the house.  If you do not hear from us within 2 days please call us.

5. If you like the house and your application is approved then you would put down a deposit to hold the property, pay first month’s rent on your move in date and receive the keys to your new home. It’s that simple!

7) Do you have an application fee? No, we do not charge a fee to apply for one of our properties.

8) How do I apply? You can apply online under the menu bar or we can provide a paper copy to you. If applying online, go to the menu bar and click on ‘Rental Application’.

9) How long does it take for my application to be approved? Usually we can approve an application
within 24 hours.

10) What appliances do you provide? You would be responsible for supplying their own appliances.
Occasionally a previous tenant will leave an appliance which you are welcome to use; you would be
responsible for maintaining it.

11) How long can I hold a property? With a deposit, we will hold a home for up to 30 days.

12) How much is the deposit? The deposit is equal to one month’s rent.

13) Why would my application be denied?
We evaluate each person on an individual basis and the following may be a reason your application
could be denied:

1. A history of evictions
2. A criminal record – felonies or misdemeanors
3. Insufficient income to support the rent
4. Providing false information on your application
5. Inability to pay the security deposit

However, just because you may have one of the above does not mean your application will
automatically be denied. If you are interested in a house, we encourage you to apply.

14) Where are your houses located? The majority of our homes are within the city limits of Marion. However, we do offer some in the county and surrounding villages within Marion county.  We offer a few homes in Bucyrus as well.

15) What utilities am I responsible for? You would be responsible for all utilities including sewer, water, trash, gas, and electric.
